Cross Creek Homes is committed to making your home building experience relaxing and rewarding. The following six phases demonstrate our step-by-step process from design to construction to completion.
1. Pre-Construction Planning
A stress-free project always begins with careful pre-planning. During this phase, we will guide you through selection of the following: home construction plans, interior and exterior colors & finishes, the plot plan with home orientation and the final budget. Once you have decided on all of the above items, Phase I will be complete.
2. Construction Permits
The final home construction plans, the plot plan and related construction documents are submitted to the approving authorities for permits. All plans are reviewed by the appropriate building authorities for compliance with all state and local building codes. Once these approvals are obtained and construction permits are issued, Phase II is complete & construction begins on your home.
3. Home Site Development
Phase III is the first step in the construction process for your home. Lot clearing, staking & tree removal, if applicable, start this phase. Cross Creek Homes makes every attempt possible to save existing trees, which adds value to your home. Once the lot is sufficiently cleared, the excavation of the foundation will begin.
4. Home Construction
Phase IV is the point where your home begins to take shape. Before you know it, your home will be complete and you will be unpacking boxes and placing furniture throughout the house. The home construction process has five distinct stages and last approximately six months:
• Rough Framing
• Rough Mechanicals
• Drywall and Interior Trim
• Exterior and Interior Finishes
5. Settlement and Closing
After months of hard work, your home is now completed. Phase V consists of the final walkthrough and homeowner's orientation. This makes sure everything is completed to your satisfaction. Before you move in, we will walk room by room with you through your new home and provide you with a complete explanation of all of the features. At closing, we will turn the keys over to you and provide you with a homeowner's manual with all your warranties along with maintenance guidelines for you home.
6. Post Closing
Phase VI covers two separate inspections. The first is a 60 Day Inspection. After you’ve had a chance to settle in, Cross Creek will contact you to make sure that everything is working properly in your new home and if you have any questions. The second inspection is a one year Fit & Finish Inspection. After one year, an inspection with Cross Creek Homes will need to be scheduled so we can complete your one year punch list for fit and finishes.
